When a demolition project is awarded, most people expect to see excavators, dumpsters and crews arrive almost immediately.
So when the building is still standing a few weeks later, it can look like the project has stalled.
It hasn’t.
The truth is that demolition starts long before the first machine rolls onto the property. Behind the scenes, a long list of safety, environmental, regulatory and logistical work must be completed before a structure can legally and safely come down.
That work may not be loud, dusty or visible from the road—but it is what makes the rest of the project possible.
The Quiet Part of Demolition Is Still Demolition
The front of our pre-demolition roadmap shows six major stages between project award and the beginning of structural demolition: project review, structural and environmental investigation, utility disconnections, permits and approvals, abatement and site preparation, and final mobilization. Depending on the project, that process may take several weeks, and some stages may overlap.
During that time, our team may be:
- Reviewing plans, reports and property records
- Inspecting the building and surrounding site
- Testing materials for asbestos or other hazards
- Coordinating electric, gas, water and sewer shutoffs
- Applying for permits and submitting agency notifications
- Removing regulated materials
- Preparing safety, dust and erosion controls
- Scheduling crews, equipment, trucking and disposal
That is not inactivity. That is project preparation.
Why We Cannot Just Start Tearing Things Down
Demolition is not simply a matter of showing up with heavy equipment.
Before work begins, we need to know:
- What is inside the structure
- Whether hazardous materials are present
- Whether utilities are live
- Which permits and notifications are required
- How workers, neighbors and the public will be protected
- Where debris will go
- What can be recycled or salvaged
- How equipment and trucks will safely enter and leave the property
Skipping or rushing these steps can create serious safety risks, regulatory problems, service interruptions, environmental releases and unexpected costs.
The goal is not merely to get the building down.
The goal is to get it down safely, legally and without creating a bigger problem in the process.
Utility Shutoffs Can Affect the Schedule
One of the most common sources of confusion is utility disconnection.
Electricity, gas, water and sewer services often must be shut off, disconnected or capped before demolition can begin. Those services are controlled by utility providers—not the demolition contractor.

Utility companies have 30 days to shut off utilities, which can delay the start of demolition.
Sometimes the work happens sooner. Sometimes the provider needs the full scheduling window.
While we continue advancing other parts of the project, demolition cannot begin until required utilities are safely addressed.
Environmental Testing Is More Than a Box to Check
Older schools, municipal buildings, factories and commercial properties may contain asbestos, lead, mercury, refrigerants, chemicals or other regulated materials.
These materials must be identified before demolition begins. Samples may need to be collected and sent to a laboratory. If regulated materials are found, they may need to be removed, documented and properly disposed of before structural demolition can move forward.
This protects workers, neighboring properties and the surrounding community.
It also protects the owner from costly surprises after demolition has already started.
Permits and Approvals Take Coordination
A demolition project may require more than one permit.
Depending on the site, the team may need to coordinate:
- Demolition permits
- Environmental notifications
- Traffic-control plans
- Right-of-way permits
- Soil-erosion permits
- Historic or zoning reviews
- Utility confirmations
- Waste and recycling arrangements
Municipalities, schools and other public entities may also have additional administrative or public-safety requirements.
Each approval is another step toward a project that is ready to proceed—not another sign that nothing is happening.
What Progress Looks Like Before Demolition
Before the excavator arrives, progress may look like:
- A completed environmental survey
- Laboratory results coming back
- A utility shutoff being scheduled
- A permit moving through review
- An abatement crew removing hazardous material
- A disposal facility approving incoming debris
- A traffic or site-access plan being finalized
- Equipment and trucking being coordinated
None of those activities make much noise.
But every one of them moves the project closer to demolition.
The Goal Is a Clean Start, Not a Rushed Start
